What Does Setting Out Actually Involve?
Transferring to the Ground
Once the grid and control are verified, design data is converted into site-ready coordinates and loaded into total stations or GNSS systems for staking out. We install profiles and batter boards clear of the excavation area to preserve reference marks once digging begins, and use string lines, spirit levels, and sight rails to project grid points and levels accurately onto the ground. For excavation depth control, a traveller is used in conjunction with sight rails to verify the dig has reached the correct formation level.
Verification and As-Built Records
Setting out does not end once the pegs are in. We carry out duplicate checks on control points, verify diagonals and levels throughout construction, and maintain digital QA records and as-built documentation that demonstrate every set-out point met specification. This traceability matters not just for quality assurance but for resolving any later dispute about dimensional accuracy on site.
Establishing Control
Every setting out project begins with the establishment of primary survey control — a network of benchmarks and control points tied to local geodetic reference points or, where appropriate, the OS National Grid. These control points become the invisible framework that every subsequent measurement on site refers back to. We then transfer this control to secondary control points around the site through traversing, using total station equipment to measure angles and distances with high precision.
Reviewing the Design
Before any pegs go in the ground, our setting out engineers review the architectural and structural drawings in detail, identifying the location of foundations, walls, pile positions, and other key elements. We check the site for obstructions — existing structures, buried utilities, trees, or changes in level — that could affect the setting out and flag any conflicts before they become a problem on site.
Establishing the Grid
Most buildings are set out from a site grid — a network of intersecting gridlines that divides the structure into manageable, referenceable sections. The grid is typically established from a baseline, often coinciding with the building line, and the intersections of the gridlines mark the centre points for foundations and structural elements. Getting the diagonals right at this stage matters enormously: confirming squareness before excavation begins prevents the kind of costly corrections that nobody wants to discover once concrete has been poured.

Topographical Survey
A topographical survey captures the natural and man-made features of a site contours, levels, boundaries, vegetation, and existing structures to a high level of accuracy. Using total station and GPS instrumentation, GUTA's survey teams produce CAD drawings, 3D digital terrain models, and spot height surveys that inform design, planning applications, and earthworks calculations including cut and fill volumes.
A topographical survey is typically the first step before any design or construction work begins. It identifies issues early site levels, drainage falls, boundary discrepancies that would otherwise surface mid-construction at far greater cost.
Measured Building Survey
For refurbishment and extension projects, a measured building survey provides accurate scaled drawings of an existing structure 2D floor plans, roof plans, cross sections, and full external elevations. This data is essential for renovation and refurbishment projects, where the design team needs to understand exactly what exists before specifying alterations.
Utility Survey
Before excavation begins on any site, understanding what lies beneath the ground is critical. GUTA's utility surveys use ground penetrating radar and GPS technology to locate and map buried pipes, cables, and services — reducing the risk of utility strikes during groundworks and informing safe excavation planning.
Drainage Survey
A CCTV drainage survey maps existing drainage infrastructure, identifying defects, blockages, and the condition of underground pipework. This is essential information for emergency repair and maintenance work involving drainage collapse, as well as for new development sites where existing drainage needs to be understood before connection or diversion.
3D Laser Scanning and Point Cloud Surveys
For complex structures or where a highly detailed digital record is required, GUTA's 3D laser scanning service captures point cloud data that can be converted into BIM models, 2D drawings, or 3D visualisations. This supports our 3D modelling and architectural design team in producing accurate representations of existing conditions.

Standards & Quality Assurance
Setting out is a precision discipline, not a guess backed by a tape measure. GUTA's setting out engineers work to the standards set out in BS5964 (now referenced within ISO 4463) for the setting out and measurement of buildings, and our survey work is carried out to RICS standard specification for accuracy.
Every control point is independently verified before being relied upon for subsequent measurements. Diagonal checks are completed before excavation begins. Levels are cross-referenced against benchmarks throughout the build. This is not bureaucracy for its own sake accuracy at this stage is what prevents the far more expensive errors that surface later, when concrete has already been poured and steel already fixed.
