What Does Setting Out Actually Involve?

Transferring to the Ground
 

Once the grid and control are verified, design data is converted into site-ready coordinates and loaded into total stations or GNSS systems for staking out. We install profiles and batter boards clear of the excavation area to preserve reference marks once digging begins, and use string lines, spirit levels, and sight rails to project grid points and levels accurately onto the ground. For excavation depth control, a traveller is used in conjunction with sight rails to verify the dig has reached the correct formation level.
 

Verification and As-Built Records
 

Setting out does not end once the pegs are in. We carry out duplicate checks on control points, verify diagonals and levels throughout construction, and maintain digital QA records and as-built documentation that demonstrate every set-out point met specification. This traceability matters not just for quality assurance but for resolving any later dispute about dimensional accuracy on site.

Establishing Control
 

Every setting out project begins with the establishment of primary survey control — a network of benchmarks and control points tied to local geodetic reference points or, where appropriate, the OS National Grid. These control points become the invisible framework that every subsequent measurement on site refers back to. We then transfer this control to secondary control points around the site through traversing, using total station equipment to measure angles and distances with high precision.
 

Reviewing the Design
 

Before any pegs go in the ground, our setting out engineers review the architectural and structural drawings in detail, identifying the location of foundations, walls, pile positions, and other key elements. We check the site for obstructions — existing structures, buried utilities, trees, or changes in level — that could affect the setting out and flag any conflicts before they become a problem on site.
 

Establishing the Grid
 

Most buildings are set out from a site grid — a network of intersecting gridlines that divides the structure into manageable, referenceable sections. The grid is typically established from a baseline, often coinciding with the building line, and the intersections of the gridlines mark the centre points for foundations and structural elements. Getting the diagonals right at this stage matters enormously: confirming squareness before excavation begins prevents the kind of costly corrections that nobody wants to discover once concrete has been poured.

Starting Right: Condition Survey and Scope Development
 

Every GUTA refurbishment project begins with a proper condition survey and defect diagnosis. We do not price work from a schedule of rates without understanding what we are pricing. Understanding the existing building, its structure, its services, its defects, and its constraints, is the foundation of a realistic scope of works, an achievable programme, and a cost planning exercise that does not collapse when works start on site.

Where an asbestos survey is required before any strip-out can proceed, we manage this as part of our pre-construction programme. Asbestos management is a legal requirement on most commercial and pre-2000 residential refurbishment projects, not an optional step to be skipped to keep early costs down.

On site, GUTA acts as principal contractor with full CDM compliance under CDM regulations, health and safety management, and programme management in-house. Our project management teams maintain rigorous quality assurance throughout, with inspection records kept at all key work stages.

For projects requiring working in occupation or phased delivery, the programme management approach is built from the outset. Out-of-hours working schedules are agreed before mobilisation, not improvised when a client requests them mid-project. Cost planning is reviewed at each programme milestone to ensure the project remains on time and within budget.

Snagging is a structured process at GUTA, not an afterthought. It begins during the final stages of works, not on the day of handover. Clients receive a fully snagged, defect-free building at practical completion, with all building regulations certificates, warranties, as-built drawings, and operation and maintenance documentation in place. Our defects liability commitment means we remain accountable after handover.
